The Empy Property Hotline

The Empty Property Hotline runs and promotes a telephone and
e-mail hotline for reporting empty properties in ENGLAND.

The Agency is still involved with working on tackling individual empty properties. In the main this is achieved through our Empty Property Hotline and working closely with local authorities.

To report an empty property or for free independent advice about empty properties you can do the following:

Why The Hotline Exists

The Empty Property Hotline has been set up to provide advice to owners, but we can also help the public. It is run by the Empty Homes Agency to provide a simple and efficient service. We can also put you in touch with other housing-related organisations.

How does the Hotline work for me as an owner?

- You can register your property with us by calling the Hotline number, 0870 901 6303, by writing to us or by filling in the online form.

- You will be asked for basic details about your empty home - such as type, size, state of repair - and also about the options you would prefer.

- We will then create a report for your property and send a copy to the appropriate borough's Empty Property Officer. They will then contact you directly and offer you free, independent advice on your available options.

- Once you have chosen the option that is best for you and your property, the borough will put you in touch with a letting agent, housing association, or other professional organisation. If they cannot help you, the Hotline will.

What are the advantages for me?
Leaving your home empty costs you money, rent loss, insurance, depreciation, and council tax. Vandalism can add to the bill and then there is the worry. Renting out your home will earn you money, it is as simple as that.

What will it cost me?
Apart from the cost of a phone call, our service is free.

Are the people I will deal with reputable?
The Hotline only deals with public bodies or letting and estate agents, accredited and regulated by professional and trade bodies such as ARLA, ISVA, NAEA, and RICS.

Can I get my empty home back?
With an Assured Shorthold Tenancy you decide how long each let will be, you can even extend it if you wish. Using an accredited or regulated agent means you will get professional advice and they will protect your interests, after all, it is your property.

Can I let my home for longer periods?
Many owners welcome the stability of a long-term arrangement. Through the Hotline, you will be put in touch with housing associations which are particularly interested in longer leases, or letting agents who can also provide advice.

What if my empty home needs work done on it?
You will be put in touch with the borough, or a local housing association, which may have grants available.

What will it cost if I let or sell my empty home?
Managing a letting or selling a home can be a headache. If you decide to appoint an estate agent or letting agent or other professional, they will charge a fee or commission for their work. If you decide you want to manage a letting yourself and have the time to do it, the borough or the Hotline will give you advice.
